LEADERSHIP DEVELOPMENT ACADEMY SPONSORED BY CCIM INSTITUTE

Is One of 12 CCIM Designees Nationwide to Complete Program

CHICAGO (October 2008) – John Hsu of Whittier, California was accepted into the 2009 Jay W. Levine Leadership Development Academy, a program established by the CCIM Institute to help foster the development of the next generation of leaders in the commercial investment real estate industry.

John Hsu who is also a MBA, Certified Property Manager (CPM) of STC Management will be among 12 Certified Commercial Investment Members (CCIMs) from across the nation who will participate in a wide range of team building exercises throughout the year.

Established in 2003, the Leadership Development Academy is designed to build a network of CCIM leaders whose increased awareness and commitment to service will help shape the future of the CCIM Institute, the governing body of the largest commercial real estate network in the world. Participants also develop personal talents and skills that impact and influence everyday business relationships.

The academy is named in memory of Jay W. Levine, CCIM #2 and the first president of the CCIM Institute. Mr. Levine was an inspirational and industry leader for close to four decades before his death in January 2002.

John Hsu is scheduled to complete Academy requirements during the Institute’s fall business meetings in Chicago in October 2009.

John Hsu currently leads STC Management and specializes in asset management in Southern California.

Based in Chicago, the CCIM Institute confers the Certified Commercial Investment Member (CCIM) designation to commercial real estate professionals through an extensive curriculum of 200 classroom hours, in additional to professional industry experience. Currently, there are more than 9,400 CCIMs in 1,000 markets worldwide. An additional 9,000 practitioners are pursuing the designation.

收到Property Inspection 通知時莫驚慌

(記者黃思齊報導)金融海嘯一波波襲來,影響力之大,全球無一國家可以倖免。根據學術機構的研究預測,從明年起三年內,經濟將面臨更嚴峻的考驗。商業不動產的持有人如何在這種充滿挑戰的時刻「固本培元」,為自己累積能量,等待機會乘風而起,是一門不能不知的學問。

STC資產管理公司總裁許惠欽(John Hsu)表示,由於失業率持續升高,使得民眾消費能力下滑,進而影響商家生意,在該公司管理的物業中,已經有幾個商場收到由商場內主要商家發出的「Property Inspection」通知。John 許提醒所有物業所有人,對這種通知千萬不可等閒視之,您必須趕快採取行動,避免商場遭遇更大的損失。

John 許指出,從星巴克宣佈要關掉六百家店,市道情況即可一葉知秋。何謂「Property Inspection」?意思就是商家已經開始考慮要關閉這家店了,他們要再進行最後一次審視與觀察,這時如果物業主掉以輕心,未加以處理,下一個您就會收到「Termination of Lease」通知。

John 許指出,由於許多物業主買進商場時,沒有注意到與商家的租約中有「Early Termination Right」條款,這個條款保護商家在經濟不景氣或業績未達一定水準時,可以單方面解約。商場主要商家如果關門,您的商業物產價值將一落千丈,屆時欲哭無淚,豈是一個「慘」字了得。

那麼,商業不動產持有人應如何應對這種情況呢?John 許以他自己本身處理類似事件的經驗指出,「你必須馬上做出回應。」他說,曾有一個他所管理的商場收到主要租戶Food 4 Less的「Property Inspection」通知,他當機立斷,立馬搭機到該公司的總公司,除了進行進一步的了解外,還對該公司的管理層剖析利害關係,並與該租戶達成更改租約協議,配合他們的需要,暫時酌量減收租金,共同等待景氣回轉,創造雙贏局面。

「積極、主動、彈性,是絕對不可或缺的處理態度。有些物業所有人收到不續約通知,只覺得無可奈何而束手無策,卻不知道事情或許尚有轉圜餘地。主動出擊,力挽狂瀾,並非不可能。」

此外,商產物業所有人也應尋思如何幫助你的租戶,協助他們度過難關。John 許指出,「例如,結合商場內的商家,舉辦聯合促銷活動,或是聯合商場內的租戶一起打廣告,如此可降低廣告費用,也可增加商家知名度,一舉兩得。」

簽名已足額羅蘭岡建市闖越首關
核對五千居民簽名 可望明年3月交付公投 許惠欽:「獨立」指日可待

羅蘭岡獨立建市「八字有一撇」。羅蘭岡建市委員會成功收集到建市所需的5000名居民簽名第一道門檻,送交洛縣審核。該會華裔委員許惠欽(John Hsu)對明年3月交付公投表決「積極樂觀」,他深信羅蘭岡「獨立」指日可待。

經過三個月奔走和推動,羅蘭岡建市委員會終於在3日傳來「好消息」,簽名支持建市居民人數達到5300多人,已於6日將簽名請願書送交洛縣審核單位核對。

核對工作估計將花三個月。,許惠欽解釋說,簽名居民身分必須符合「公民和登記選民」雙重要求,如是「綠卡」或非登記選民都不被視為「有效簽名」。

羅蘭岡要從洛縣「獨立」須闖三關。現在第一關完成,徵集到簽名後,還要進行羅蘭岡建市後財源評估,也就是分析羅蘭岡獨立後「自給自足」的條件。

許惠欽表示,對於「自給自足」他不擔心,羅蘭岡地大人多,商業活動旺盛,商業稅收可觀。他了解,羅蘭岡估計每年「上貢」上千萬元稅收,長期扮演洛縣「大財主」。

近來因經濟不佳,羅蘭岡偷竊搶劫案頻傳,治安猛亮紅燈,再加上兩件開發案看上羅蘭岡的土地,卻未能顧到居民反對聲浪。許惠欽不諱言說,這些都引發居民危機意識和高度自覺,獨立聲浪高漲。

身兼該會建市計畫主席,許惠欽對羅蘭岡獨立建市早有願景。他表示,可觀的商業稅收不需上繳,將可全數用來增加城市警力,維護治安,並擴建圖書館,建設鄰里,這些都是擺脫「寄人籬下」的優點。

羅蘭岡建市委員會2007年起跑,執行委員7人,結合華裔、白人、西裔和韓裔組成,華裔委員有胡漢泓(Henry Woo)、Sui Pei Lu和許惠欽等3人。
